Your 2026 HDB CPF Grant Calculator and Eligibility Criteria Guide
Published 19 June 2025

TL;DR / Key Summary:
– Family Grant and Singles Grant can help reduce the cost of buying an HDB resale flat, with up to $80,000 for families and $40,000 for singles.
– The EHG offers additional support on top of other eligible grants, with up to $120,000 for families and $80,000 for eligible singles buying together.
– If you plan to live with or near your parents or child, the PHG can give you up to $30,000 for families or $15,000 for singles.
– Because each grant has different rules, it is important to check your eligibility conditions and grant combinations before estimating how much support you may receive.
Your Housing and Development Board (HDB) Central Provident Fund (CPF) grant amount depends on the type of resale flat grant you qualify for and whether you meet the eligibility criteria.
For many HDB resale flat buyers, these grants can make a big difference by reducing the cash needed upfront, lowering loan amounts, and making homeownership feel more achievable. But with so many CPF housing grants available for resale flats, it may be difficult to find which one you’re eligible for — and more importantly, how much you can get.
To help you make sense of it all, this guide breaks down the available HDB resale grants, the eligibility criteria for each, and the grant amounts you may qualify for.

Frequently Asked Questions About HDB Grants
1. Who can be considered a first-timer applicant?
You’re considered a first-timer if you’ve never received any housing subsidy from HDB before. This includes subsidies from purchasing a BTO flat, receiving a CPF housing grant, or buying a resale flat with grant assistance. Your first-timer status affects your eligibility for most HDB grants.
2. How do I apply for the EHG?
If eligible, you may apply for the Enhanced CPF Housing Grant by completing the EHG application form included in your HDB invitation letter. Submit this during your flat booking appointment.
3. How is the grant released to me?
The CPF housing grant is credited directly into your CPF Ordinary Account, not disbursed as cash. Only Singapore Citizen applicants are eligible to receive the grant. Once credited, you can use it immediately to offset your flat purchase, including for payment of the purchase price or housing loan.
4. What is the usage of CPF housing grants?
CPF housing grants can be used to offset the purchase price of your HDB resale flat. The grant reduces the amount you need to pay upfront or finance through a loan. I
5. Do you need to pay back an HDB grant?
No, you don’t need to repay HDB grants. The grant is credited to your CPF Ordinary Account and used to offset your flat’s purchase price. It’s not a loan. However, if you sell your flat, the grant plus accrued interest must be refunded to your CPF account.
6. Can HDB grants be used for down payment?
Yes, CPF housing grants can be used toward your down payment. You can pay using cash, CPF Ordinary Account savings, or a mix of both, and the grant amount in your CPF OA counts toward this. It helps reduce what you need to pay out of pocket upfront.
7. How to check eligibility for HDB grants?
You can check your HDB grant eligibility by applying for a Flat Eligibility (HFE) letter through the HDB Flat Portal. The HFE letter confirms whether you’re eligible to buy a flat, which grants you qualify for, and how much HDB loan you can take. It’s the first step before booking a resale flat.
