Why Buy an HDB Flat in Bukit Batok?

Updated: 19 May 2021

Tucked within the Western region of Singapore, Bukit Batok has long attracted homebuyers looking for an escape from the hustle and bustle of the city.

Discover Bukit Batok:

It may not be a community of million-dollar homes, like its neighbouring town Bukit Timah, nor a place defined by highways dotted with shopping malls, like the Central area. Instead, it is a little pocket of walkable streets, neighbourhood parks, and quaint spots emblematic of the heartlands.

It is bordered by six other planning areas:

And it’s divided into nine subzones:

  • Brickworks
  • Bukit Batok Central
  • Bukit Batok East
  • Bukit Batok South
  • Bukit Batok West
  • Gombak
  • Hulin
  • Hillview
  • Hong Kah North

The Bukit Batok vibe

The 1,104-hectare mature estate, once dominated by rubber and pineapple plantations, has evolved into a green neighbourhood that seamlessly blends with the numerous real estate projects developed over the years.

And like most neighbourhoods in the region, it captures the essence of “coming home”: peaceful and serene and offers a slower pace of living than the rest of the new towns near it.

Stepping outside of Little Guilin—where it’s so quiet you’ll actually hear the cicadas singing—and into Bukit Batok Central is a bit like entering a vortex and time travelling to the past. Simple mom and pop shops thrive directly under HDB blocks and thrift stores are located beside local marts for cheaper produce. (No need to travel to chain supermarkets like Giant, though there is a Sheng Siong nearby.)

What you’ll pay for housing in Bukit Batok

Bukit Batok is home to an estimated 114,000 HDB residents, and within the town, the HDB manages 40,612 flats (as of 31 March 2018). Compared to the rest of the housing market in Singapore, it is one of the most affordable areas to live.

You can find a range of resale listings using Ohmyhome Search, where you can sort the results by pricing, and filter by property type, size, and if it’s for sale or rental.
