How far should I plan and book my relocation services?

Ideally, you should start planning early and prepare back-up plans in the event that things do not go according to plan. We recommend that you start making enquiries and appointing service providers a minimum of three months prior to your planned moving date.

How long does it take to find a home to rent in Singapore?

What is the process of renting a property in Singapore with Ohmyhome?

Step 2: A real estate agent with expatriate home-finding will be assigned to you
Upon recognising your requirements, an agent with the relevant experience will be assigned to you.

From here, your agent should guide you to identify your needs. This will allow you and your family to have a careful think through, addressing any special concerns, priorities or questions you may have.

Step 3: Home-hunting begins

Your dedicated agent will research and identify suitable homes to ensure they meet your criteria prior to your arrival.

Step 4: Tour homes, physically or virtually
Depending on your availability, the agent will arrange viewing appointments with the representatives of the selected properties and accompany you to inspect them virtually or physically.

Step 5: Shortlist your favourite homes

Let your agent know which property appeals to you the most. If necessary, repeated viewing may be arranged for your final evaluation and decision.

Step 6: Make an offer
Your agent will help to draft your rental offer and terms to the landlord in a Letter Of Intent. This is accompanied with a holding deposit (equivalent to one month of rental) to indicate your interest in renting the property.

Step 7: Negotiating and finalising the lease
Your agent will assist with the ensuing negotiations on the tenancy terms with the landlord or landlord’s representatives. Upon conclusion, they will assist with lease signing, coordination of payment of the balance deposit/advance rental payments, and arrange for legal stamping of the documents.

Step 8: Prepare for the move-in
Your agent will assist in setting up the tenancy service contracts (if any), advise you on the application of various services (utilities, telephone, internet, etc.), and follow up with the landlord and/or landlord’s representative to coordinate a final date for property take-over.

Step 9: Settle in
During the take-over of the property from the landlord overseen by your agent, inventory lists and property condition reports will be prepared and documented. A 30-day defect warranty period is usually provided.
