Do I need to pay agent fees again upon renewal of the lease agreement?
Yes. Agent fees are payable if you are renewing the lease.
Can I rent a house for a short-term stay (eg. three months)?
The minimum rental period for HDB flats is six months and three months for private properties.
If I have parents or relatives visiting from overseas, can they stay in the rental flat with me? That depends on the terms and conditions stated in the Tenancy Agreement. If you are expecting visitors, it is advisable to highlight this to your landlord during the negotiation of the tenancy terms. If I unexpectedly need to leave Singapore midway through my tenancy, will I be able to break the lease without penalty?
A foreigner who is working and renting a place in Singapore can terminate a lease of at least 12 months without penalty by invoking the diplomatic clause in the tenancy agreement. This clause is a safety net to expatriates in the event that continued stay in the country is not possible anymore due to a work transfer or termination of employment. With the clause, the tenant will not have to pay the agreed rent for the unused months of tenancy. Do note that the diplomatic clause is usually exercisable only by the main tenant and is subject to agreed terms and conditions prior to the signing of the lease.
